Common jobs

What Breaks Around Here

Most of the housing stock we run calls on went up between 1955 and 2014, with the median build year sitting around 1978. That's a long stretch, and it means we see two very different failure patterns on the same street sometimes.

Brittle original galvanized springs

Houses from the 1960s and 70s era, which makes up the bulk of the stock across the 58 named areas we reach, tend to have original torsion spring setups that were never upgraded - galvanized springs that have gone brittle, center brackets that have worked loose over decades, and openers that are long past their rated cycle count.

Newer-build failure patterns

Newer builds in this same window bring different problems: extension spring systems without safety cables, rollers that were plastic from day one and have worn oval, and openers with sensors that have drifted out of alignment. The cold here does its own damage regardless of the build year.

Cold-stiffened bearings and hinges

In a severe cold climate band, grease in old bearings and hinges stiffens up hard in the low temperatures, which is usually what turns a door that was merely slow into a door that won't move at all. Panels that were fine all summer crack along old seams once the metal contracts. We see more spring failures in the first real cold snap than at any other point in the year - the cold is the stress test, not the cause.

Pricing

Pricing, and What Drives It

We don't post a flat price list because the two biggest cost drivers - age of the equipment and what's actually failed - vary house to house even on the same block.

Parts availability shifts cost

A spring swap on a door that's never been touched since it was installed sometime in that 1955-to-2014 window costs differently than the same repair on a door with a newer opener and updated hardware, because parts availability isn't the same across that range.

Spending habits and budgets

Household income across the service area runs a median around $109,661, which tells us something about what homeowners are usually willing to spend on fixing a door right versus patching it. We quote the job after we see the door, not before, because a torsion spring call can turn into a track or cable call once the panel's off.

Repair near replacement cost

If a repair is going to cost close to what a new door costs, we'll tell you that plainly instead of running the bill up on a door that's at the end of its life anyway. That's the honest limit of a phone quote - we can tell you what a part usually runs, we can't tell you what your specific door needs until someone's looking at it.

Where We Work

A blue house has a black garage door with windows across the top.

We're based in Baltimore and travel out from there - we don't keep a shop or a crew stationed in any of these towns, we drive to you. Closest in is Lansdowne at about 5 miles, then a ring of towns at roughly 6 miles out: Brooklyn Park, Rosedale, Arbutus, Parkville, Towson, and Dundalk. A bit further at 7 to 8 miles you're looking at Overlea, Lochearn, Woodlawn, Catonsville, Ferndale, Pikesville, and Rossville. Out past that, in the 9 to 11 mile range, we cover Carney, Essex, Hampton, Milford Mill, Edgemere, White Marsh, Glen Burnie, Elkridge, Timonium, Middle River, Mays Chapel, Perry Hall, Garrison, Pasadena, Riviera Beach, and Randallstown.

Inside the city itself we also run calls in Downtown, Inner Harbor, Cherry Hill, the Pulaski Industrial Area, Brooklyn, the Fairfield Area, Mount Washington, Gwynn Oak, Curtis Bay Industrial Area, Pumphrey, Hawkins Point, the BWI Business District, Cromwell Valley, and Stevenson. Across all of this, the service area holds around 489,099 households and 177,541 owner-occupied houses - a wide base, and part of why the mix of door ages and failure types varies so much from one call to the next.

Questions

Common questions

Do you have a crew based in my town, or do you come from Baltimore?

We travel from Baltimore to every town we list, from Lansdowne at 5 miles out to places like Randallstown around 11 miles. We don't keep a separate shop or standing crew in any of these towns - one company, dispatched out to you.

Why did my spring break in the cold snap and not before?

Cold doesn't cause spring failure on its own, but in a severe cold climate band it stiffens old lubricant and makes brittle metal more likely to snap under normal tension. A spring that was already near the end of its life usually goes during the first hard cold of the season, not during mild weather.

My house was built in the 1960s - does that matter for repairs?

It can. A lot of the stock across this service area dates to the 1960s and 70s, and those houses often still have original torsion hardware that's never been swapped. Finding matching parts for 50-plus-year-old setups sometimes takes longer than for a newer door.

Can you give me a price over the phone?

We can give you a general range for common jobs like a spring swap, but we won't quote a final number until someone's looked at the door. Houses built across our 1955-2014 service area range have different hardware, and what looks like a spring call sometimes turns into a track or cable repair once we're on site.
